Our acquisition profile focuses on high-quality locations with a central setting, strong public transport connectivity, and a stable, positive local environment. We target land plots and existing buildings with clearly identifiable conversion potential.

Our objective is to consistently realize modern, sustainable residential concepts – both through new-build developments and suitable conversion opportunities.

Investment Focus

Locations: Germany’s Top 7 cities, with a primary focus on Berlin, Munich, and Frankfurt.

Micro-locations: Urban, central and high-growth submarkets with excellent access to public transportation and urban infrastructure.

Product: Development of modern residential concepts tailored to young urban target groups (students, young professionals, commuters, second-home users).

Asset-Classes:
- Land plots for new-build developments
- Conversions of office and hotel properties into residential use

Acquisition Criteria

Minimum size: from approx. 5,000 sqm GFA above ground.

Project types: Acquisition of land plots, existing buildings with development potential, as well as vacant or short-term vacatable office and hotel properties.

Zoning/Planning Law: no assumption of permitting risk – projects must be feasible under the applicable zoning plan (Bebauungsplan) or pursuant to §34 BauGB.

Specific Requirements

• Clear focus on residential use – no commercial living formats

• Valid zoning plan permitting residential use, or eligibility for approval pursuant to Section 34 of the German Federal Building Code (BauGB).

• Value-add approach through sustainable development and professional stabilization.

• Focus on sustainable construction and operating concepts (ESG-compliant, energy-efficient refurbishments, KfW-subsidy eligible).
